Using the platform
By booking or hosting, you agree to provide accurate information, respect house rules, and use the messaging system lawfully.
Bookings & payments
A booking request is confirmed only when the host accepts. Total pricing includes nightly rates and any listed fees. Fees are non-refundable where the cancellation policy allows.
Host responsibilities
Hosts are responsible for accurate listings, lawful availability, honouring confirmed bookings, and complying with local short-stay regulations and taxes.
Liability
XeniaHolidays facilitates bookings between guests and hosts. We are not responsible for events that occur at a property, but we provide tools to report and resolve issues.
Changes
We may update these terms as the platform evolves. Continued use after changes means you accept the updated terms.
